I grew up, attended school and began my real estate career in Milwaukee Wisconsin.  I moved to Scottsdale, Arizona in 1980 and specialize in helping my fellow Midwesterners find their place in the sun.

Due to the irrational exuberance and easy money, unneeded homes were purchased causing an overbuilt condition.  Home buyers purchased at prices and loan terms they couldn’t afford and now are losing their homes to foreclosure.  High loan delinquencies have forced lenders to tighten loan underwriting standards making it more difficult for buyers to qualify for loans.  This combination of excess homes and limited buyers has led to record foreclosures. 

Lenders have a glut of foreclosed properties and are dealing.  In some cases I have been able to negotiate discounts greater then 40%
